Daimler Financial opens new building in AllianceTexas
Employees have moved into Daimler FinancialÂ’s new building in AllianceTexas after being under construction since the beginning this summer.
The building, located at 13650 Heritage Parkway, is 164,000 square feet and three floors of class-A office space.
Daimler Financial is the only company occupying the building, with 550 current employees and space for up to 800 total employees.
Construction manager Jerry Eddy designed DaimlerÂ’s new building and worked with Dallas architecture firm Boka Powell.
The Alliance location includes operations for Mercedes-Benz Financial and Daimler Truck Financial services. DaimlerÂ’s Truck Financial services is moving to Alliance from its previous location in suburban Chicago.

Chesapeake Pavilions energize
Fort Worth Zoo
The Fort Worth Zoo unveiled its new 30,000-square-foot Chesapeake Pavilions, named in honor of Chesapeake Energy, a major donor to the nonprofit zoo.
The new event site, which will be available to businesses, families and groups throughout the Metroplex for special events such as corporate and private parties, picnics, class reunions or wedding receptions, is an indoor-outdoor facility constructed with funds donated by Chesapeake, a Fort Worth-based natural gas company.
“We’re excited to bring this new venue to the zoo and to the city of Fort Worth. It will definitely be an asset to the community and to local corporations,” said Michael Fouraker, zoo executive director. “We’re grateful to Chesapeake Energy, whose contributions made this site possible.”
Revenue generated from the events held at the site will be earmarked for the zooÂ’s programs.
Granite Properties adds two buildings at Lakeside Commerce Center
Granite Properties has started construction on two new industrial buildings as part of its 43-acre development in Flower Mound.
The project, called Lakeside Commerce Center, is planned for the corner of Lakeside Drive and Silveron Boulevard, about two miles west of State Highway 121/Freeport Parkway.
Jeff Jackson, industrial leasing manager of Granite Properties, said the two buildings now under construction, Buildings A and D, will be ready in April 2009. Building D will be 90,200 square feet with rear loading and can be divided into 15,000 square feet or leased to one tenant. Building A, which has 61,800 square feet, can be divided into 5,600 square feet or leased to one tenant, Jackson said.
Granite Properties purchased the land for Lakeside Commerce Center in 2002.
“We have had interest from prospects and brokers, who were looking for spaces of 5,000 to 10,000 square feet, a smaller size than we offered in Phase I,” Jackson said.
The first two buildings at Lakeside Commerce consist of two shallow-bay distribution buildings totaling 200,000 square feet. The new construction will bump the parkÂ’s completion up to about 33 percent.
The development will have up to 720,000 square feet of industrial product in as many as nine buildings when completed. Jackson said the timing of Lakeside Commerce Center, which could accommodate build-to-suits, will be driven by market demand.
Hardy McCullah Architects designed Phases I and II of Lakeside Commerce Center, and the construction company for Buildings A and D is Ridgemont Co.
Formed in 1991, Granite Properties is a privately held commercial real estate company with an office in Dallas as well as others throughout Georgia and Colorado. Granite Properties currently has 1 million square feet of industrial product in the Dallas-Fort Worth area.
Trucking company buys
89 acres in Grand Prairie
Grove Truck & Equipment has purchased 89 acres of land in Grand Prairie for a future company expansion.
The property, located at 1350 W. Oakdale Road in Grand Prairie, will be for expansion of its current site and operations facility that neighbors the newly purchased plot of land.
The property was purchased from Dallas investor John Wang. Pete Richardson and Drew Richardson of Henry S. Miller CommercialÂ’s office/industrial division, represented Grove Truck & Equipment in the transaction.
Ridglea Country Club facilities
expand, get renovations
Fort WorthÂ’s Innovative Developers Inc. has completed construction projects on the clubhouses of the North and South courses at Ridglea Country Club.
Innovative added a new 11,000-square-foot clubhouse facility at the South Course, located at 3901 Ridglea Country Club Drive, with a 4,000-square-foot porch surrounding the facility.
Innovative also renovated the clubhouse at the North Course of the country club, at 3700 Bernie Anderson Ave.
“Innovative Developers is very proud to have been selected for the projects,” said CEO Glen Hahn. “They offered a unique opportunity to enhance the North family facility through the use of modern durable materials and develop a player-focused Championship facility using energy efficient materials and equipment.”
The North Course, completed in 1930 by developer A.C. Luther, plays 6,447 yards from the championship tees. The South Course, opened in 1967, plays 7,200 yards from the championship tees.
In a separate deal, Innovative Developers also has completed a two-story office building at 3737 Hulen St. Republic Title will move into 5,600 square feet on the first floor of the office building. Dr. Bill Bonnell will occupy all but 700 square feet of the buildingÂ’s second floor.
Verizon opens Arlington store, expands into area
Verizon Wireless has opened a new storefront in Arlington, jumpstarting an expansion into Tarrant County.
The new Arlington location – the second Verizon Wireless Communications Store in Tarrant County – held its grand opening on Oct. 16 at 1109 Interstate 20 West.
“We are pleased to expand in Arlington to meet the growing needs of our customers,” said Luis M. Cruz, region president for Verizon Wireless. “Our company is committed to investing in the communities we serve, whether we’re adding new cell sites around the new Cowboys stadium to enhance coverage for fans or supporting local agencies like Alliance for Children.”
Architect organization moves
The Fort Worth office of the American Institute of Architects will join the action on West Seventh Street as the organization has inked a deal to move its offices to ChicotskyÂ’s Shopping Center at 3425 W. Seventh St.
The American Institute of Architects is relocating from its former space on Eighth Avenue to occupy the new 2,540 square feet of office space.

Keller business park changes hands
Marcus & Millichap Real Estate Investment Services has sold a 1.57-acre Keller business park with two single-story office buildings.
Park Vista Business Park in Keller changed hands between two unnamed investors. The property consists of two single-story buildings totaling 22,000 square feet that was constructed in 2005.
Chase Johnson and Peyman Etebari of Marcus & MillichapÂ’s Fort Worth office Represented the seller in the transaction and Scott Gigliotti, also of Marcus & MillichapÂ’s Fort Worth office, represented the buyer.
Financing was handled by Boyd Burton and Ravi Mehta of Marcus & Millichap Capital Corp., also in the Fort Worth.
